Logistics Space Stock in Romania will triple in 3 Years

Compared to other European countries where most warehouse spaces are located in logistics parks and where this market is mature, Romania has only begun its development. Due to its strategic position, Romania offers a lot of potential on the logistics market, a fact pointed out by the graph below:

At the moment, there are at least 10 new logistics parks under construction in the country. As logistics space market development depends largely on infrastructure and the Romanian infrastructure is very poorly developed, authorities have announced high budgets to support infrastructure projects.

Indeed the number of infrastructure projects has grown significantly over the last months. Only in January 2009 the IBC Focus Investment Report included 559 verified infrastructure projects, almost 5 times higher than the same month of the previous year. And IBC focus consultants forecast that infrastructure will be the star of the Romanian construction market in 2009.

Romania – the next gold mine for industrial parks investors

In 2008 the Romanian industrial and logistic market was ranked 13 out of 25 countries analyzed by Cushman & Wakefield. The 4 factors taken into account for this ranking were: rent level, labor cost, road congestion and freight market. The undeveloped infrastructure is the main factor that deters Romania from climbing to a higher position in the top 25.

Still, Romania is one of the least developed industrial & logistics market in the region with only 1600 ha of land dedicated to industrial parks, while there is strong demand from foreign investors. Seizing the great potential Romania offers on the industrial real estate market, a great number of investments are in the pipeline in the next 3 years, as IBC Focus points out in its Industrial and Logistic Parks Report.

Romania - still a hot spot on the construction sector map

Global construction sector is expected to grow 1.4% in 2009 according to the forecasting company Economic Insight. This will be the slowest growth rate since 2002 when the worldwide industry grew by only 0.1%. Still, the construction sector in Eastern European countries will maintain positive trends although not as high rates as the last years.

In Romania the construction market grew by 27-28% in 2008 reaching a value of approximately 12.5 billion Euros. This year the Romanian construction sector is expected to moderate its growth. Being considered a difficult year, opinions vary largely on this matter:

IBC Focus forecasts positive trend for the construction market in 2009, with growth supported mainly by infrastructure works which will greatly benefit from European funds and governmental budget, but also by segments that are not affected to a great extent by the global financial crisis. An unchallenged argument is the number of actual projects under construction and in the design phase in just a few sectors of the Romanian economy.
