How large is the warehouse structures market in Romania?

In March 2010, IBC Focus conducted the most complex research on the warehouse structures market in Romania. The research is based on the answers of 125 Contractors and 108 Designers of industrial projects.

25% of the future construction projects are in stand-by

According to a recent analysis realized by IBC Focus based on the projects and construction sites verified in January 2010, a quarter of the projects in stages like intention, project or auction were in stand-by.

The analysis is based on the data gathered by the IBC Focus consultants from 1.248 construction sites and projects. The industrial segment  (i.e. production and logistics spaces, food sector investments, etc) counts for the largest number of inactive projects, with 37% of the total number of inactive projects verified in the period aforementioned.

How do companies in the construction market promote their business online?

During 23 December 2009 and 22 January 2010, IBC Focus realized a study on the trends that characterize online promotion in the Romanian construction market. The study is based on the responses of 258 marketing/sales managers or business administrators from companies in the construction sector.

50.000 employees in the construction sector to lose jobs in 2010

In 2009, the number of employees in the construction market was down to 350.000 and it will continue to drop this year too.

ARACO (Romanian Builders and Contractors Association) representatives forecast that the number of unemployed persons in this sector will be more than 50.000.

January 2010: 64 bankrupt companies recorded daily

The list of the bankrupt companies grows every day. Only in January 2010, there were 2 000 insolvent companies. A simple calculation shows that every day, 64 companies in Romania were unable to pay their debts.

In terms of economic sectors, 40% of the insolvent companies were from retail sector, followed by construction sector, with 15%:

The number of the companies in the construction market could halve this year if the Romanian Government doesn’t react. Last year, one third, meaning 20 000 companies were insolvent or even bankrupt.

How much did the Romanian construction market contract in 2009?

According to INS data, in 2009 construction sector in Romania recorded a 12.2% fall in comparison to the previous year, after 2 years when Romania was the star of the construction market in the EU:

According to ARACO (Romanian Builders and Contractors Association) the Romanian construction market fell 17% in 2009, dropping to a value of 12.2 billion Euros. The Association forecasts a contraction of the market of 9% in 2010.

Industrial investments move to Transylvania

During January 1-December 15 2009, IBC Focus verified over 1 200 industrial projects, out of which 55% were future projects. This clearly indicates the potential this segment has on the short and medium term.

Moreover, according to IBC Focus monitoring the industrial segment in the last month of the previous year, 70% of the industrial projects remained unaffected by the economic recession.

Between 2006 and 2008 approximately 40% of all industrial investments were concentrated in the Bucuresti-Ilfov area. Beginning with 2009, investors have preferred Transylvania region (North West and Center), which at present stands for the region with the highest potential in the country.

2009 trend in office sector: companies build their own headquarters

According to the number of construction projects recorded in 2009 on the office segment, 40% were office projects that had as investor even the company that would occupy the space.

At the same time, 2009 was the year when the boom of building office spaces for rent purposes began its decline – the volume of office rent transactions represented only 45% of the volume recorded in 2008.

In terms of new investments 2009 brought the delivery of 400.000 sqm of new office space. Moreover, according to the Investment Report, there were 237 projects under construction and only 196 future projects recorded in the entire year of 2009 in the largest database with construction sites in Romania.

Concerning the hot regions with office space - Bucharest remains the leading region, counting for 25% of the total number of office investments in Romania.

Romania in top 10 retail countries in Europe

In terms of new investments, the retail segment n Romania developed well in 2009. Also, total retail stock added some 160.000 sqm last year, which places the country the 8th in the European top!

Acording to the greatest database with construction sites and projects in Romania, www.raportuldeinvestitii.ro , 2010 sounds also good for the retail segment as 2009 recorded 234 future investments:

Overall, in 2009 the Investment Report recorded 44 mall/shopping centres under construction, while other 50 were announced for 2010:

 

Moreover, Romania is placed 8th in a top realized by CB Richard Ellis, regarding the most attractive countries for retailers in 2010, 25% out of the 220 analyzed investors wanting to expand on the Romanian market this year.

2010 - a year of great potential for HORECA sector

According to the latest report realized by IBC Focus, 42 new investments are announced for 2010 in the Romanian hospitality industry.

60% of the projects are already under construction:

As for the regions with the greatest number of hospitality investments this year, the central region will count for 10 new units, while in Bucharest only 3 investments are programmed for 2010.

More that 50% of the HORECA & Relaxation* projects recorded in the entire year of 2009 in the Investment Report are future projects (intention, designing stage or auction) – counting for 823 projects. Therefore this sector still represents great potential for the companies interested in this kind of investments.

*this segment includes projects like hotels and spas, pensions, pools, conference and exposition halls, coffee shops and restaurants, museums and theatres.
